Waking Watch Fire Alarm System

Waking Watch is a human solution. Trained wardens patrol the building, watching for signs of fire and raising the alarm if they see or smell smoke. It gives you eyes and ears on the ground, but it depends on people always being in the right place at the right time.

A common fire alarm system is a technology solution. Detectors, sounders and control panels work together to pick up heat or smoke and alert residents across the building. Once installed, the system monitors every protected area 24/7 without gaps in cover.

Many Responsible Persons now use a commercial fire alarm system to support a simultaneous evacuation strategy, rather than relying only on Waking Watch patrols. It can reduce long-term costs, cut response times and give you a clear, audible alarm for every flat and corridor.

Why do I need a Waking Watch replacement fire alarm?

If you are one of the named Responsible Persons trusted with ensuring the safety of the occupants in a building with unsafe cladding, then you will be aware of the need to employ a professional Waking Watch service.

What you might not be aware of is a change in guidance issued by the National Fire Chiefs Council (NFCC). Along with advice from the government, there is now a move to switch affected buildings to technology-based fire alarm safety solutions, where appropriate and reasonably practicable.

Is there funding available?

Following the launch of the government’s Waking Watch Replacement Fund, many high-rise residential buildings can now access support to install a common fire alarm system as a Waking Watch replacement.

The current Waking Watch Replacement Fund 2023 has been extended, with applications open until 31 March 2026 for eligible residential buildings in England that have a Waking Watch in place. The funding is designed to help with the capital cost of fire alarm installations, not the ongoing running costs of patrols or maintenance.

What is the specification of the alarms?
